Commercial Real Estate Trends Going into 2025 - Mead, Colorado

As 2024 comes to a close, many are looking to 2025 as an opportunity to take on new challenges, accomplish goals, and keep an eye on the future. The holidays are the perfect time to shop at local favorites to find unique gifts, and those storefronts are part of a larger trend in commercial real estate. Looking into the data and survey results from companies like Deloitte and J.P. Morgan, see four larger trends that are also reflected in Mead, Colorado.

1. The “downtown storefront” continues to be a strong commercial draw

While shopping trends at larger malls may be declining, brick-and-mortar storefronts in downtowns and urban areas continue to perform well and maintain lower levels of vacancy. In Mead, the Mead Town Center will offer new space for retail, offices, and restaurants looking to find a community that cares about shopping local. In addition, storefronts closer to the freeway and our industrial district are seeing a boost from new neighbors such as Leanin’ Tree and Renee’s Garden  in the Elevation 25 industrial park.

2. E-commerce allows businesses to operate from anywhere, but location still matters

E-commerce now makes up around 15% of retail sales and the trend shows this holding steady into the new year. With e-commerce, businesses are looking to be located in central locations with access to major thoroughfares and transportation hubs. Mead’s industrial land has proven an asset for those looking to be close to a freeway, centrally located in the United States, and have space to grow. Local Mead company Redemption Coffee uses its central location to ship coffee nationwide, while companies like Boulder Scientific also benefit from access to larger cities to increase the workforce pool while being located in a more affordable location.

3. An increase in mixed-use space

With an increase in teleworking, multi-family residences, and technological advances, towns are seeing an increased interest in mixed-use spaces that allow for more walkable communities. Mixed-use spaces could look like apartments on top of retail and other commercial buildings, a neighborhood that features both residential developments with close-by commercial spaces, live-work spaces, and more. These buildings promote community and provide gathering spaces for events and socialization. In Mead, we’re investing in projects to promote more community engagement, such as the new Community Center, which is anticipated to be completed in 2025.

4. Companies are looking for affordable ways to increase energy efficiency

Another commercial real estate trend prevalent in 2024 and going into 2025 includes businesses and developers looking for ways to increase energy efficiency and focus on sustainability. This includes retrofitting buildings to be more energy efficient, or moving to new buildings that are created with sustainability in mind. Programs, such as Mead’s Enterprise Zone and Urban Renewal Area, can help offset these costs or help businesses looking to build or retrofit old buildings to increase energy efficiencies.
